You may request permission and authorize us to try to sublease your apartment. The cost is a one-time fee of $100.

If you already have someone interested in your apartment, please notify us in writing of your desire to sublease it to them. Include in your written request to sublease:
- your name
- your roommate's name if applicable
- your address
- your phone number
- your planned move-out date
- the name and contact information of the person who wants to move in
- your signature(s)
- your $100 payment
The sublessee MUST go through our application process, and will be required to make a full escrow deposit, so you must have him or her call us to get paperwork. They also must pay what is the current base rent for your apartment (which may be more than your rent). We MUST approve them through our office or they can NOT move in. Once we receive your written request, we will mail you a Sublease Agreement for you to sign and send back to us.
*Please note we need time to inspect the apartment AFTER you move out and BEFORE the new resident moves in. You will be responsible for rent for the entire month if the changeover occurs after the first day of the month. However, depending on the date they take possession, your unused rent will be prorated back to you and returned 30 days after the month you vacate.

Once we receive your written request, we will mail you a Sublease Agreement for you to sign and send back to us. We will also immediately advertise and start showing the apartment for you (between the hours of 10:00 AM and 5:00 PM Monday through Friday). Although we will make every effort to sublease the apartment, we cannot guarantee it. You will be responsible for rent until an approved sublessee takes possession.

PLEASE NOTE: JUST BECAUSE YOU HAVE SUBLET YOUR APARTMENT DOES NOT RELEASE YOU FROM THE OBLIGATIONS OF YOUR LEASE. IF THE SUBLESSEE FAILS TO PAY RENT OR CAUSES DAMAGE TO THE APARTMENT, IT MAY ULTIMATELY BE YOUR RESPONSIBILITY. YOU ARE STILL THE LESSEE UNTIL NEXT JULY 31st.
ALSO, WE REQUIRE ALL ADVERTISING OF YOUR APARTMENT BE CLEARED THROUGH OUR OFFICE PRIOR TO PUBLICATION. |
